Ability to be on-call rotation.Position Summary:The Maintenace Technician maintains environmental conditions within the facility, performs maintenance and repair of all equipment, furniture and fixtures, and maintains building exteriors and grounds. Responsible for work supplies and tools to ensure that resources are being used wisely. Supports and implements all safety practices. Services are provided in accordance with the mission of Guardian Angels. Job Duties: Prepares apartments/units for occupancy after move-outs. Performs cleaning/janitorial work on commons areas. Takes out trash. Assist in providing hands-on repairs on an 'as-needed' basis to ensure a proactive approach to all maintenance activities. Attends to immediate needs i.e. overflow trash, spills, replenish supplies. Reacts in emergency repairs and equipment breakdown as directed by Maintenance Supervisor. Seeks mitigating repairs and accomplishes the same within technical capabilities. Clean and maintain carpet care throughout building. Assists in cutting grass, trim trees and shrubbery around buildings, and trims curb lines around and against building. Picks up trash around grounds and parking lots. Tends to flower beds and empties trash receptacles. Assist in clearing away snow and ice from sidewalks, entryway and walkway around building. Assist with repairs and maintaining exterior of building. Assists with repairs and maintenance as instructed by maintenance Director of all electrical equipment and devices within the building, including but not limited to, light fixtures, switches, motors, outlets, thermostats and circuit breakers. Replaces fuses and light bulbs and maintains call system. Performs repairs and maintenance of buildings HVAC equipment. Assists in performing minor maintenance repairs to pumps, motor, and valves. Assists with maintenance and repairs on ice machines, refrigerators, freezers, and water coolers. Maintains other common area furnishings. Assists with maintaining an inventory of cleaning supplies. To assist in providing a dignified, respectful, resident-centered environment for residents. Follows universal precautions, facility infection control guidelines, sanitation and safety standards of practice in all work and activities. All duties will be performed in accordance with current standards, guidelines, state and federal regulations. Uphold confidential information as required by Guardian Angels policy and procedure and as related to HIPAA. Uphold the mission, vision, and values of Guardian Angels. Performs all other duties as assigned.Qualifications: Must have High School Diploma or equivalent. Must be at least 18 years old. General knowledge in HVAC, electrical, plumbing, painting, floor care and lawn maintenance required. Three years prior maintenance experience required. Boilers license or ability to obtain within 3 months of employment. Able to be on call as required. Excellent verbal and written (read, write) communication skills. Self-motivated, ability to prioritize.
