Job Description JOB SUMMARY The Vice President of Real Estate provides vision and expertise in support of the organization's strategic growth plan. The VP is also responsible for providing leadership for store growth plans, including the pursuit and development of new store locations, management of corporate real estate, consulting and guidance for potential grocery store acquisitions, and the establishment and maintenance of relationships with corporate management, staff, and many outside organizations and vendors. ESSENTIAL JOB RESPONSIBILITIES Develops the organization's strategic growth plan for new stores and provides leadership and vision for new store growth. Pursues the acquisition and development of new store locations, including market visits and analysis, site selection, property acquisition or lease negotiation. Spearheads all due diligence, coordination with the Construction department and solving issues with owners, landlords and the Construction department. Provides real estate portfolio management, including oversight of the property management of 116 stores, 115 of which are leased, of 5 corporate facilities, of 19 excess properties and closed stores. Provides oversight of negotiation of lease amendments with landlords, special projects, and resolving issues with Cities, Counties, States, and other governmental agencies such as MDOT, IDOT, MDNR and other agencies. Provides analyses, advice, document negotiation and planning of special projects such as grocery store chain acquisitions and sale/leaseback transactions Performs other duties as assigned. MINIMUM REQUIREMENTS Required Education: Bachelor's Degree Minimum Years of Experience: 10 years or more experience in retail real estate development, retail lease negotiation preferably grocery store leases, and management of real estate portfolios. REQUIRED KNOWLEDGE, SKILLS AND ABILITIES Knowledge Knowledge and understanding of all types of real estate related documents and retail/grocery leases Knowledge of real estate development requirements, due diligence, processes and procedures Knowledge of necessary parameters for store site selection decisions Knowledge of property management issues and procedures Understanding of financial models related to real estate and new store development Knowledge to assess and mitigate risks in the transaction, entitlement and development processes Excellent negotiation skills with the ability to sell ideas and the rationale behind them Skills & Abilities Outstanding verbal and written communication skills. Strong analytical, problem solving, strategic planning, budgeting, scheduling and project management skills Ability to negotiate complex agreements in numerous and varied situations. Public speaking/presentation skills. Direct a team of professionals from various fields to successfully complete complex projects. Ability to expertly process information from numerous sources. FORMAL POLICY SETTING Sets policies for department or division. PHYSICAL REQUIREMENT AND WORK ENVIRONMENT Walking Frequent walking visiting construction sites, retail store locations and, or new properties. Standing Primarily sitting in office environment; Frequent standing visiting construction sites, retail store locations and, or new properties.
