Lennar has been recognized as a Fortune 500® company and consistently ranked among the top homebuilders in the United States.Join a Company that Empowers you to Build your FutureThe Manager is responsible for verification and correction of take-offs as needed for all active plans.  This includes verifying the take-offs on all prototype homes throughout construction, verifying take-offs on all active plans and submitting take-off changes as needed.  Working with Area Construction Manager and Construction Managers to resolve take-off plan issues when necessary.A career with purpose.A career built on making dreams come true.A career built on building zero defect homes, cost management, and adherence to schedules.Your Responsibilities on the Team Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational valueManage estimating teamMeasure and communicate subordinate performanceTrack and delegate estimating workload to maximize efficiencyManage item number creation processOversee plan number assignmentEffectively communicate with division associates and professionally address their requestsCreate and maintain accurate material take offsMonitor material usage in the field for overages/shortages and address as neededRecord and analyze take-off data through Microsoft ExcelInteract with the Purchasing Manager, Area Managers, and Construction Managers to resolve any take off problemsVerify and approve take off changes sent in from the fieldField inspection and verification of architectural, engineering, and materials on all new prototype homesField inspection and validation of take offs and make necessary adjustmentsFiled inspections to identify unnecessary overhead expenses such as generators, portable toilets, and material wastesEvaluate take off issues in the field and review with Estimator to make adjustments as necessaryPerform random audits during the construction process to ensure Scopes of Work are being enforced and followed, during the construction process to ensure quality control, and of materials dropped by suppliersMeasure available slab and flatwork prior to concrete our on regular field visit dayReview plans, take offs and budges for new communities and plans to resolve possible issues before e the community or plan starts and manage all plan setsAssist as necessary with material take offs for new and revised plansAnalyze plans for cost analysis recommendationsAssist in the collection and distribution of bid information via BuzzsawPrepare contracting packages (i.e. Subcontractor Base Agreements, Scopes of Work, Insurance Requirements, Specifications, etc.)Assist  permitting agent with plans and reports needed to expedite permit processNegotiate and question pricing and legitimacy of EPO'sReview all extra EPO's to verify within accordance of approved take offs, scopes of work, proper reason codes utilized, and work with Expeditor to resolve issues as they ariseGenerate and analyze variance reportsIdentify areas and trends in extra EPO's to prevent and to reduce costsParticipate in division variance meetings, communicating results to the purchasing and construction team for any adjustments neededReview site condition reports prior to budget creationRequirementsMinimum  High School Diploma or equivalent requiredCollege Degree preferredValid Driver's License with good driving recordValid Auto Insurance CoverageMinimum of 2 years of residential construction experienceComputer literate with the ability to work with JD Edwards, Auto CAD, Buzzsaw, Build Pro/Supply  Pro, and Excel preferredFull understanding of residential construction and architectural designProfessionally perform multiple ,detail oriented tasks with simultaneous deadlinesGood writing and organization skillsPossess strong work ethic, integrity, and loyaltyTeam Player with the ability to work well under pressureLife at LennarAt Lennar, Everything's Included in our homes, and Everyone's Included on our team.
