Position Type: Maintenance/Custodial/Maintenance General Date Posted: 6/7/2024 Location: District Wide Title: Maintenance Specialist Department: Buildings & Grounds Reports To: Senior Director of Buildings & Grounds Union/Job Category: SEIU #73/Job Class 5 Maintenance Specialist Work Year: Full time / 12-Month DISTRICT 97 EXPECTATIONS All District 97 employees are expected to: Support all aspects of a student's development (social/emotional, academic, physical, artistic expression) through caring and respectful relationships Take collective responsibility for providing equitable opportunities and supporting learning environment for students Maintain positive relationships with students, parents/guardians, and staff GENERAL RESPONSIBILITIES: The job of the Maintenance Specialist Worker is responsible for operation, general maintenance, preventative maintenance, and corrective maintenance for all building systems and equipment including electrical, HVAC, plumbing, general repairs, and maintenance, interior finishes, snow removal and any special projects assigned. The Maintenance Specialist Worker will also deliver and pick up packages between schools, banks, and other locations as scheduled and/or needed. ESSENTIAL FUNCTIONS: Maintain the knowledge, skills, and physical ability necessary for electrical tasks including but not limited to repairing and replacing light fixture ballasts, damaged outlets, switches and other electrical fixtures. Maintain the knowledge, skills, and physical ability necessary for plumbing tasks including but not limited to replacing faucet components, flush valves; repairing drinking fountains, urinals, commodes, and lavatories; rodding and unclogging floor drains and sink traps. Maintain the knowledge, skills, and physical ability necessary for HVAC systems (air supply units, roof top units, unit ventilators, VAV systems, etc.) operation including but not limited to lubrication, changing filters and belts, cleaning coils, servicing exhaust fans, maintaining and monitoring and operating all building equipment controlled by the BAS. Perform various maintenance tasks combining skills and knowledge of the various relevant trades, operate building electrical, fire, security, conveyance, plumbing, painting and HVAC systems including the BAS. Perform structural repairs to masonry, woodwork, and furnishings of buildings. Maintain "on call" availability for emergency responses and snow removal duties. Perform severe weather building checks. Be alert to various situations that might be dangerous or result in greater costs without immediate action; bring to the immediate attention of the Senior Director of Buildings & Grounds. Maintain all equipment in proper working conditions and assist with maintaining an effective inventory system for all supplies, materials and equipment. Supports personnel as assigned for the purpose of maximizing the efficiency of the work force and meeting shift requirements. Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns. Manages procedures necessary in receiving, routing, and recording of materials delivered to the building(s) for the purpose of ensuring the availability of equipment in safe, operating condition. Maintains a variety of manual and electronic files and records (e.g. loss, expenditures, history of utilization, schedules, calendars, requisitions, etc.) for the purpose of documenting activities and providing reliable resource information. Facilitates and participates in meetings, workshops and seminars for the purpose of conveying and gathering information regarding a wide variety of subjects required to carry out administrative responsibilities. Collaborates with district staff, parents, and community members and organizations for the purpose of problem-solving and sharing information related to district facilities. Performs other related duties, as assigned, for the purpose of ensuring the efficient and effective functioning of District facilities. Participate in District-sponsored & SEIU training programs to maintain and update knowledge, skills, certifications, and licenses as required for this position. SAFETY / TRAVEL AND EQUIPMENT: Follows all applicable safety rules, procedures and regulations governing the proper use of tools and power equipment used in the performance of duties. Wears appropriate safety gear, clothing and footwear, including masks when needed. Operates all district vehicles in a safe and appropriate manner. Promotes the personal safety, safety procedures, and safe working environment for all employees for the purpose of ensuring the efficient and effective operation of the District facilities. KNOWLEDGE, SKILLS AND ABILITIES: KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific Knowledge based competencies required to satisfactorily perform the functions of the job include: materials handling procedures; inventory techniques; warehouse equipment; and safety practices and procedures; working knowledge of overall custodial operation; boilers, fuels, steam systems and ancillary equipment; electrical equipment, lighting and power distribution; ventilation and air conditioning systems; basic techniques of painting and carpentry; proven aptitude of successful completion of tasks. SKILLS are required to perform multiple, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: adhering to safety practices; operating equipment used in warehouse operations; operating standard office equipment; preparing and maintaining accurate records; effective oral and written communication skills; knowledge of safe and defensive driving techniques; ability to work as a team member; interpersonal skills, ability to operate a vehicle lift system; able to lift bulky containers up to 50 pounds. ABILITY is required to schedule a number of activities, meetings, and/or events; gather, collate, and/or classify data; and consider a number of factors when using equipment. Flexibility is required to work with others in a wide variety of circumstances; to perform work according to schedule set forth by supervisor; work with data utilizing defined but different processes; and operate equipment using a variety of standardized methods. Ability is also required to work with a diversity of individuals and/or groups; work with a variety of data; and utilize a variety of job-related equipment. Problem solving is required to analyze issues and create action plans. Problem solving with data requires independent interpretation of guidelines; and problem solving with equipment is moderate. Specific Ability based competencies required to satisfactorily perform the functions of the job include: meeting deadlines and schedules; setting priorities; adapting to changing work priorities; and communicating with diverse groups; displaying mechanical aptitude; working as part of a team; supervisory skills. Ability to work in poor weather conditions, including heat, cold, rain or snow; work above ground from ladders and automatic lifts; to describe orally or in writing cleaning, maintenance or repair problems as needed. Ability to follow oral or written work orders from supervisor, and to coordinate work with Engineer, Custodians, Administration and others; to read, write and speak English fluently. PHYSICAL AND MENTAL DEMANDS, WORK HAZARDS: Works in standard office and school building environments. Ability to work outdoors in inclement weather conditions including during snow removal. Exposure to cleaning chemicals, solvents and contaminated trash, grasses, pollens, etc. Ability to stand, bend, reach high and low, stoop, and walk around up to 95% of the day. Frequent lifting, carrying, pushing and/or pulling. Ability to climb stairs and ladders on a frequent basis, and work from scaffolding and lifts on an occasional basis. Capable of safely lifting 50 pounds on a regular basis and heavier lifting as necessary for the purposes of equipment repair and replacement. EDUCATION, CREDENTIALING and/or EXPERIENCE: Job related experience with increasing levels of responsibility is desired. A minimum of five (5) years' experience as an engineer, custodian and/or a construction worker. Engineer experience will have preference over Custodian experience, High School Diploma or equivalent. Must possess a current State of Illinois driver's license with a clean driving record free of accidents, moving violations, suspensions and convictions . Previous experience in electrical, HVAC, plumbing, general repairs, and maintenance, interior finishes is desired.
