As we grow, we are seeking a skilled and proactive Commercial Real Estate Attorney to join our dynamic team. This position will play a critical role in supporting our continued growth, assisting with business operations, ensuring legal compliance, and helping to execute our strategic real estate transactions.Job Summary: We are looking for a talented and experienced Commercial Real Estate Attorney to help manage and oversee the company's real estate portfolio, with a focus on data center leases, acquisitions, and development. The ideal candidate will be an experienced real estate attorney with a deep understanding of commercial real estate transactions and a keen interest in supporting the fast-paced growth of a technology-focused business.Key Responsibilities:Real Estate Transactions: Lead and manage commercial real estate transactions, including negotiating, drafting, and reviewing lease agreements, purchase agreements, and other real estate contracts related to real estate and data center sites.Lease Management: Review, revise, and negotiate lease terms for new leases, renewals, amendments, and terminations. Ensure the company's interests are protected and aligned with its business objectives.Acquisitions, Sales & Financings: Provide legal support for property acquisitions, dispositions, and project financings. Conduct due diligence, review title documents, prepare purchase agreements, and manage closings.Data Center TransactionsProvide expert legal guidance on the acquisition, sale, leasing, and development of data centers, ensuring that all activities are aligned with the company's business goals and strategies.Data Center Operations & Risk ManagementOffer ongoing legal support for data center operations, including handling contractual matters related to colocation agreements, power and cooling services, and network infrastructure.Compliance and Risk Management: Advise internal teams on local, state, and federal real estate laws and regulations, including zoning, environmental regulations, building codes, and other relevant compliance matters. Identify and mitigate legal risks related to real estate transactions.Corporate Support: Work closely with internal stakeholders including executives, real estate developers, engineers, general contractors and project managers to ensure that legal considerations are factored into business strategies and decisions related to data center development.Dispute Resolution: Address and manage disputes relating to real estate agreements, including handling negotiations, mediations, and, if necessary, litigation in collaboration with external counsel.Legal Guidance: Provide ongoing legal guidance to the company on a range of commercial real estate issues that arise in the course of business operations.Document Management: Maintain accurate records of real estate agreements, correspondence, and other related documentation. Ensure proper filing and compliance with internal protocols.General Legal Support: Assist with other corporate matters, including mergers, acquisitions, financing, and corporate governance, as needed.Qualifications:Juris Doctor (JD) degree from an accredited law school.Active bar membership in good standing in any state.Interested in working in-office in Arlington, VA.
