Job Description

We are looking for an Operations manager to run day to day ops within an engineering team. The role is Monday to Friday based at Heathrow and paying up to 55k. This is an excellent opportunity for somebody to take their first steps into management. They will then be supported and developed to potentially pursue training into Contract Management. The main purpose of the role is to effectively manage the day to day M&E Planned and Reactive Maintenance activities to a building or buildings (located at the BA Operations Base) to ensure the safe, effective and efficient operation of services to our Client team and other Key Stakeholders. Key Responsibilities Management of the M&E Engineering Team (of your responsibility). Ensure that Method Statements and Risk Assessments are followed/prepared and used for all tasks undertaken to ensure safe working practices at all times. Ensure the delivery of Tool Box Talks to the the Engineering Team (of your responsibility) each month. Ensure the provision of a Safe and Healthy working environment, to include M&E Engineering Team a(of your responsibility) are wearing the correct uniform and PPE at all times. Ensure daily plantroom and BMS checks are completed for your Building(s) and record any defects to ensure they are rectified, with all team members raising Observations each month. Ensure adequate Day M&E Engineering Team (of your responsibility). labour levels are available to deliver services required and manage holiday/absence cover. Ensure Performance Development Plans are up to date for all members of the M&E Engineering Team (of your responsibility)., with all mandatory Talent Coach training up to date. Ensure that suitable critical spares are identified and proposed to the Client team, to support both maintenance and reactive works. Support supervision of Specialist Subcontractors, including Induction, monitoring of sub-contractors works whilst they are on site undertaking works, signing off and actioning minor works listed on service report sheets. Develop a good working relationship with all members of CBRE staff, Subcontractors and the Client representatives and other Key Stakeholders. Ensure M&E PPM tasks assigned from the CBRE CAFM System are carried out to in accordance with agreed task schedules, with updates and all relevant paperwork provided as required to ensure compliance with contractual KPIs/SLAs requirements. Ensure that Reactive tasks from the CAFM System across the estate are completed and all relevant paperwork is provided as required to ensure compliance with contractual KPIs/SLAs requirements. Liaison with Specialist Subcontractors and Suppliers to support preparation of Extra Works quotations, in liaison with the Project Team if required. Skills and qualifications Formally trained in Mechanical or Electrical services maintenance. Health and Safety qualification (desirable). Strong analytical and decision-making skills. Experience of Customer facing roles (residential properties experience desirable). Positive and proactive approach. Ability to create and maintain positive relationships with all key stakeholders.
