Team Leader - Property ManagementThe role: Taking responsibility of successfully leading a team of property management colleaguesAssisting the Associate Directors and Head of Property Management with the reporting and delivery of financial and customer service KPIsEnsure the team prioritise, reallocate and assist with workload to ensure daily and weekly tasksare carried outOversee the arrangement of maintenance works to include full refurbishmentsSpot check to ensure the team are effectively using the required systems to communicate effectively with our customersCarry out individual and team coaching, maintaining a recordsConducting 1-2-1’sEnsure the team follow company SOPs, processes and use company systems accurately and responsibly to deliver financial, safety and customer service KPIs.Guiding team members in heading off complaints before they escalate.Ensure the team are responsible for the following:Overseeing a shared/sole portfolioNegotiating the return of security depositsOverseeing disputes of security deposits when necessaryEnsuring the portfolio is compliant by arranging gas and electrical inspectionsHaving a competent understanding of lettings legislations to help and support where necessaryLiaising with landlords, tenants and contractors on a daily basis.Carrying out regular property visits and reporting findings to LandlordsOrganising estimates for repair or maintenance works on behalf of LandlordsArranging check in and check out inventories as neededMaintaining communication with Landlords and tenants through the duration of the tenancyAuthorising contractors invoicesResponsible for the training and ongoing support of new and existing employees
