This is a fantastic opportunity to join a growing company known for delivering high-end luxury developments, offering a dynamic and rewarding career path with progression opportunities in the short to medium term.Key Responsibilities:Manage the commercial aspects of a prestigious residential development, ensuring it is delivered on time, within budget, and to the highest quality standards.Collaborate closely with the operational team and report directly to the Commercial Director to ensure efficient financial and contractual management of the project.Oversee the procurement process for subcontractors and suppliers, ensuring proper tendering to avoid scope gaps and design issues.Drive cost control initiatives, implementing cost-saving strategies while maintaining the integrity and high standards of the project.Challenge proposals and costs to ensure competitive pricing, without compromising on quality or project objectives.Provide accurate, regular reports to the Commercial Director, identifying risks, opportunities, budget variations, and effectively managing changes.Build and maintain strong relationships with subcontractors, contractors, and key stakeholders to ensure smooth project delivery.Prepare and monitor budgets, cost forecasts, and project completion analysis, ensuring financial parameters are adhered to.Ensure compliance with contract terms, manage contractual notices, and mitigate risks to the business.Foster a collaborative, solution-driven environment, promoting accountability within the team to tackle challenges.What Were Looking For:Proven experience in a commercial role within the residential development or construction sectors.Strong expertise in cost management, procurement, and financial oversight, with experience in managing multiple subcontractor packages.A proactive, hands-on approach, with the ability to lead, communicate, and challenge costs effectively.Exceptional communication and negotiation skills, with the ability to manage stakeholder relationships and push back on proposals to ensure competitiveness.A solid understanding of commercial risk management, value engineering, and the construction industrys supply chain.A qualification in Quantity Surveying or a similar field is highly desirable.Why Join?This is a unique opportunity to join a high-performing business with a well-established reputation and an exciting future.
