Job Description Project ManagerAs the number one lead delivery person on the project, or as a team member of a major works site-based team, your principal responsibilities will be to deliver C&W Projects within the parameters of the contract that you are working on. Main ResponsibilitiesPreparing for the contract during the pre-construction phase, including the production of CPHSP.Obtaining the F10, preparing the construction phase programme, site set-up and organising pre-start meetings.Managing the Project on a day-to-day basis, ensuring all key matters are addressed.Programme Management, SHE Management, Supply Chain Management, Quality Control and accurate reporting. On Project completion, responsibility for all close out matters, day 2 works, outstanding snagging, O&M manuals, BREEAM (if applicable) and client liaison post completion.Ensure all team members have correct training and certificates in place.Tendering Stage of the Project As an integral part of the tendering process you will be required to:Attend site visits.Produce tender programmes for the Technical Tender Submission document.Review programme and site logistics for the Projects Director/Pre-construction team as required.Attend Tender Launch meetings.Liaise with consultants to gain Project insight.Contribute to the production of the overall Technical submission.Prepare for and attend mid-bid and post tender interviews. Meet specific subcontractors on-site as required.Pre-construction and Contract Award On award of the Project and during the pre-construction phase, you will be responsible for ensuring the following:Preparation and attendance of in-house Project pre-start meetings.The review and re-issue of the Construction Phase programme, ensuring the sequencing and time allowances align with the Contract programme.Preparation of the Construction Phase Health and Safety Plan.Obtaining F10 and closing out any other statutory requirements, including pavement and scaffold licences.Site set-up arrangements within the parameters of the minimum sites standards document.Meeting with the Building Managers and reviewing the House Rules.Confirming site logistics and sign off with Buildings Management.Attending external pre-start meetings as subcontractors are appointed.Assisting the Commercial Manager on supply chain appointments and attending all placement of order meetings.Sub-contractor early engagement.Ongoing liaison with the Professional team.BREEAM set-up when appropriate.Site Set-up As an extremely important part of the business, it will be your responsibility to ensure consistency during site set-up to the required C&W Minimum Site Standards. This will also include, but not be limited to the following:Hoardings (where required) are safe, well-presented and in line with the C&W branding.Offices and welfare arrangements are aligned with the Minimum Site Standards.Safe routes are visibly recognised and marked out accordingly.Material storage areas are clearly identified and marked out accordingly.Health & Safety requirements are fully met before works commence.All signage (Health & Safety, Directional, Wellbeing, CCS) is in place and in line with C&W requirements.Providing information to neighbouring properties, tenants, or occupiers within the proximity of the site, managing any issues that may arise.Preparation of regular newsletters covering the above.Site security systems set-up, including signing in/out procedures.Organising clearly identified cutting areas, storage areas, noisy working areas, access/egress routes.Creating PPE and welfare provisions, safety procedures, inductions and meeting room facilities for visitors.Ensuring that the site is ready for Project start in all areas, as identified above.Construction Phase You will be responsible for the following day-to-day activities on site, including, but not limited to:All SHE matters.Management of the induction process.Preparation of the Schedule of Conditions and regular progress reports.Management of the progress against programme and preparation of short-term programmes.Liaising with the Commercial Manager on a regular basis, to ensure financial control of preliminary expenditure and sub-contractors. Quality control of the works and supervision of the supply chain.Arranging and attending design co-ordination meetings/workshops.Maintaining a high-level of presentation and cleanliness on-site, at all times.Management of junior staff, including Construction Managers and Gangers.Organising, chairing and minuting weekly sub-contractors meetings.Daily record keeping on Procore, including accurate snagging records from day 1 to final close out, orders, day works, skips, diaries, instructions, clean up notices, CVIs, RFIs, drawings etc).Preparing benchmarks and mock-up areas.Production of samples where required.Championing professionalism at all times.Project Aftercare and Client Liaison On completion of the Project act as the client liaison on all post contract matters, maintaining regular communication with the professional team.Prompt resolution of any post contract issues and attending to the twelve months defects as they occur.Close out all defects within a 2-4 week period.Systems and ProcessesEnsure all company systems and processes are adhered to. Be fully conversant with Procore and ensure all documents are posted using this system.Regularly liaise with the Document Controller to ensure all systems are up-to-date, at all times.Commercial AwarenessEnsure that the Companys financial interests remain protected at all times.Solid understanding of sub-contractors orders and scope of works.Knowledge and understanding of the Project prelims.
