Location: Office based Horbury, Wakefield. Travel to properties all Leeds based on a regular basis. Occasional travel to Gloucestershire (Southern Office) 30hrs, 4 days, Permanent, occasional on call rota based emergency calls About Us:We are a boutique not-for-profit organisation dedicated to providing bespoke, high standard housing for individuals with complex needs. We provide specialist housing in the Leeds area, which are supported by Care Providers such as NHS Teaching Trust. We are looking for a dedicated and proactive Director of Operations to oversee the management and maintenance of these properties, ensuring they remain in excellent condition for the individuals who call them home. About the Role: As our Director of Operations, you will be responsible for the smooth operation of our main office in WakefieldWa, managing both experienced office and maintenance staff. You will work closely with the Intensive Housing Manager, who visits the properties weekly, and liaise with care managers, tenants, social services, Leeds City Council, and directors and a small office team. Your key responsibilities will include obtaining quotes, organising repairs and maintenance, overseeing budgets, and ensuring compliance, health and safety regulations. You will also be part of an on-call rota for emergency. Key Responsibilities: Oversee the daily running of the main office in Wakefield.Rent settingFinancial Use your analytical skills to develop comprehensive financial reports and updates for executive leaders and board members, providing pivotal insights that drive strategic planning and informed decision-making across the organisation.Financial Oversight Maintain and enhance financial integrity within Real Housing Foundations Ltd by managing budgets, service charges effectively and presenting key financial insights during board meetings, enabling transparent and strategic discussions. Manage office and maintenance staff, ensuring efficient work flow and HR support.Oversee office administration and ensure efficient document management with support of office team.Participate in an on-call rota for emergency maintenance jobs.Travel periodically to the main office down south as required. Strategic Leadership Shape and implement the council's vision for housing management.Service Excellence Oversee housing allocations, tenancy management, estate services, and tenant's engagement to deliver customer-focused outcomes.Innovation & Improvement: Drive innovative solutions to tackle housing challenges, enhance service delivery, and achieve operational efficiency.Regulatory Compliance: Ensure adherence to all relevant housing legislation, policies, and health and safety standards.Partnership Building: Collaborate with other agencies, including tenants, and external partners, to create integrated and effective housing strategies.Coordinate with the Care Manager/ Staff regarding property visits and maintenance requirements. Person Specification: Strategic Thinker: You possess a proven ability to present complex financial information to executive boards with clarity and confidence, driving essential strategic initiatives forward.Analytical Leader: You excel at analysing intricate financial data, with strong problem-solving skills and meticulous attention to detail that ensures accuracy in all financial matters.Tech-Savvy: Your proficiency with accounting software Xero, Excel, and financial systems integration enables you to optimise processes and enhance operational efficiency.Demonstrate empathy and understanding of the needs of tenants with complex needs.Experience in facilities management, property maintenance, or a similar role.Ability to manage and lead a team effectively.Willingness to travel Leeds weekly and be on call for emergency maintenance issues.Proven Leadership: Extensive experience in a senior housing management role, ideally within a local authority or similar organization.Expert Knowledge: Strong understanding of housing legislation, tenant rights, and best practices in housing services.Strategic Vision: Ability to develop and deliver strategic plans that address both current and future housing needs.Exceptional Communication: Outstanding ability to engage with other parties and agencies, negotiate effectively, and advocate for positive change.
