Resident Manager - Purpose of the RoleTo provide on-site lettings and property management services to an existing build to rent residential development comprising 173 apartments in North Acton.To be the first point of contact from enquiry stage, viewing the property through to resident move in.To ensure a high level of customer service is provided to residents at all times, all statutory H&S requirements are met and engage with residents to create a sense of community within the development.Key ResponsibilitiesDealing with initial enquiries, booking in viewings and negotiating offersAgreeing leasing offers and processing these in line with Savills proceduresUploading availability details to marketing portals and updating adverts as necessaryCompleting all applicant vetting in line with Savills proceduresForging productive relationships with key service partners such as contractors and facility managers for the benefit of residents and seeking economies of scale for the efficient running of the buildingOrganising and running tenant services via third parties and in houseEnsuring up to date resident communication via various channels including social mediaSeeking special offers and discounts for residents from local businessesCreating a community feel through communication and regularly hosting resident eventsTo act as first point of call for residents to report maintenance issuesCo-ordinating all contractor appointments and repairs, logging issues in order that required service levels are attainedCarrying out regular inspections of communal areas and apartmentsResponsible for Health and Safety compliance coordination utilising Savills systems; liaising with the Estate and Facilities managers where requiredOrganising minor works between tenancies to maintain first class presentation of apartmentsMeet and greet with all new tenants; providing Welcome Packs and new tenancy informationCompleting check in and check out reports; determining deposit returnsAssisting the credit control team to ensure the timely payment of rents and liaising with residents to address problem casesUndertaking tenancy renewals, driving rental growthProviding regular asset performance reports, competitor analysis, weekly statistics on leasing, and market rent analysisDriving rental growth, ensuring that rents in the building are maximised yet competitive within the local market, providing strategies to help increase letsManaging the building expenditure budget and ensuring value for money from suppliers, maximising the net operating incomeEstablishing and delivering additional income streams where appropriateManaging a team of 4 who will report directly to you, organising the rota, supporting the assistant resident manager and delegating responsibiliites, motivating the team to improve performanceSkills, Knowledge and Experience Strong customer service ethic / backgroundPositive, can do attitudeCommon sense approachAbility to think on their feet and make considered decisionsOutgoing, warm and friendly personalityOrganised, meticulous, tenaciousExcellent written and spoken etiquetteIT literate and Social media savvyStrong financial management skillsARLA/IOSH – Preferred
