We're keen to consider candidates at either Senior Surveyor or Associate Director level.Role PurposeManaging your own workload and that of your direct reports to deliver all property management activity, as listed in the key responsibilities below. This is both a commercial property management and a people management role, reporting to a Director and the clients senior leadership team.Key ResponsibilitiesManage the transition of clients/properties in and out of CBRE managementCompliance relating to sites under their control, taking action or escalating any issues relating to non-complianceCarry out property inspectionsEnsuring that all necessary insurance valuations are undertaken, providing accurate insurance data to brokers for renewal and ensuring that all insurance premiums are recharged to tenantsTaking the appropriate action in response to any legal notice received in relation to a managed propertyPreparing data for client meetings in conjunction with their line managerAttending client meetings, ensure recording of minutes and carrying out of actions arisingEnsure rent demands are raised accurately and on timeEnsure credit control targets are met for rent and service charge collectionsEnsure client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales, subject to approval by line managerEnsure all tenant application fee invoices are raised and paid promptlyReview and obtain approval of service charge budgets, alongside on-site facilities teamsReview service charge cash flows and budgets monthly/quarterly subject to client requirementsApprove service charge year end reconciliations in accordance with RICS guidelines / client instructionIdentify and progress opportunities for cross-selling activitiesArranging and chairing occupier meetings and occupier liaison meetings on a regular basisEnsure recording of minutes of occupier meetings and 1-2-1 meetings are completed within 5 working days and carrying out all actions arisingTake appropriate action for all forthcoming diary / lease eventsIdentify opportunities for providing additional services to clients and put proposals to line managerReview tenant applications and prepare client recommendations for approval by line managerBe fully conversant with, and adhere to, the rules and procedures contained in the Companys FCA Insurance Business Compliance ManualExplore opportunities for new business generation and be an effective presenterPerson Specification/RequirementsPreferably RICS qualifiedExperienced in people managementConstantly updating knowledge of legislation relating to property management, in order to manage the portfolio effectively and to make recommendations to the clientAble to build and maintain colleague and client relationshipsUnderstand and grow knowledge of a clients investment objectivesAble to recognise opportunities for selling additional services to clientsAble to build and maintain tenant / customer relationshipsUnderstand the principles of lease structure and be able to read and understand a leaseUnderstand the principles of turnover rent and able to read and understand a turnover rent clausesBe able to apply legal principles of tenant applications for consent and the processes to be followedApply the principles of service charge management to ensure compliance with all regulatory and procedural requirements including the terms of the leaseUnderstand VAT, banking and credit control methodsUnderstand and apply all CBRE procedures relating to work activitiesAble to use IT software such as Word, Excel and other databasesUnderstand and use industry / CBRE specific IT applicationsAble to contribute to team and department business plansAble to delegate, supervise and develop junior team membersAble to work as part of a team, supporting other team members and recognising the work of othersBuild and maintain relationships with other parts of the wider CBRE service linesExcellent interpersonal skills Ability to prioritise and co-ordinate tasks efficiently ensuring all deadlines are metMaintains a positive attitude towards routine tasks and workloadAccurate and exceptional attention to detailPro-active and enjoys working autonomously and as part of a wider teamConfident and assertive where requiredSociable and outgoingFlexible approach to workUnderstands and appreciates the importance of using discretionWorking at CBREWhen you join CBRE you will have the support and resources of a global firm where an entrepreneurial mind-set is encouraged.
