Job Description

Conduct thorough land due diligence investigations and risk assessment for potential land acquisitions to assess the viability of land for projects, including title searches and evaluation of land rights. In-depth knowledge of the legal framework governing land acquisition, real estate transactions & laws, environmental laws, and renewable energy policies across different states in India. Well versed with real estate laws such as Transfer of Property Act, Stamp Duty, Land laws, Contract law, Registration Act, etc. Should have adequate knowledge and experience with respect to land revenue records, mutation entries, and process of conversion of land. Draft and negotiate terms and conditions with landowners, land acquisition agreements, including sale, lease, right-of-way (for access & transmission lines) over public and private land, easements, and other legal instruments in compliance with applicable laws and regulations. Develop standardized contract templates and guidelines to streamline the contracting process. Ensure all land acquisition activities comply with relevant local, state, and central laws, including the National Green Tribunal regulations and Renewable Purchase Obligations. To support the land team in engaging with government authorities, regulatory bodies, external counsels, and other stakeholders to obtain necessary approvals and resolve any legal impediments. Experienced in making physical visits and inspections at sub-registrar offices, revenue offices, etc. Identify potential legal risks associated with land acquisitions and advise on mitigation strategies. Collaborate with cross-functional teams including business development, operations, engineering, and finance to support land acquisition projects. Proven track record of successfully negotiating and closing complex land deals. Create and maintain repository of all original land documents and being the SPOC for any documentation requirement by internal teams. Stay abreast of changes in land acquisition policies and renewable energy regulations. Experience: 6-8 Years of experience in land acquisition/real estate laws, with a strong preference for experience in the renewable energy sector. Education: A bachelor’s or master’s degree in law (LL.B. or LL.M.) from a reputed institution.
