Role Overview: We are seeking an experienced Real Estate Operations and Acquisition Professional to drive our strategic property expansion and management initiatives at BHIVE. Key Roles and Responsibilities: Operations - Primary Role: ● Assist in Managing extensive landlord relationships, ensuring smooth communication and long-term collaborations ● Communicate and co-ordinate with the landlords for any documents thar are needed by projects and operations team ● Collaborate with property management teams to address tenant concerns and maintain property standards. ● Monitor and report on property performance metrics, including occupancy, revenue, and expenses. ● Assist in ensuring compliance with local regulations, safety standards, and company policies. Acquisition - Supporting Role Network with Partners: To get access to potential properties for the company i. Assist in building and maintaining robust networks with IPCs, brokers, and industry stakeholders ii. Assist in developing and maintain strategic partnerships with top-tier real estate developers iii. Assist in collating the relevant data into the prospective properties database ● Research and Review: To understand the rates and market trends i. Assist in understanding the market trends, research about competitor's signup & stay up to date about the real estate growth & key transactions happening ii. Assist in using software tools and network to find details about the property rates ● Summarise & Shortlist Properties Management Team: i. Understand the Managements requirements and curate the data for relevant properties ii. Assist in financial model analysis of different properties and present the models to the Management Team ● Negotiation and Deal Making: i. Assist in negotiating complex commercial terms with IPCs and Builders – For Rental & Purchase related contracts ii. Facilitate interdepartmental communication such as Legal, Projects, Facilities for documents related to property Acquisition and providing regular strategic updates to leaderships iii. Assist in obtaining information and documents for due diligence, including reviewing legal, zoning, and compliance aspects. iv. Assist in the preparation of LOIs, agreements, proposals, presentations, and reports for property acquisition. ● Strategic Activities : i. Collaborate with Workspace Sales team to enhance IPC relations and transaction efficiency ii. Contribute to strategic financial initiatives, including IPO-related tasks including getting market data and industry trends from IPCs Qualifications and Requirements: Educational Background: ● Bachelor's degree in Real Estate Management, Business Administration, or related field ● Advanced degree preferred Professional Experience ● 1-2 years of experience in real estate acquisition, commercial property management, or related domain ● Proven track record of successful property negotiations and deal closures ● Experience managing relationships with multiple stakeholders ● Strong understanding of commercial real estate market dynamics Skills and Competencies ● Advanced negotiation and communication skills ● Strategic relationship building capabilities ● Excellent analytical and problem-solving abilities ● Proficiency in contract drafting and legal documentation ● Strong financial acumen ● Exceptional interpersonal and networking skills Technical Proficiencies ● Advanced proficiency in CRM systems ● Microsoft Office Suite (Excel, PowerPoint, Word) ● Real estate management software ● Data analysis tools
