Real Estate Property Manager SpecialistFull Time – 40 Hours a WeekVirtual Assistant Overview: Join our real estate investment team Stadium District Flats, overseeing a growing portfolio of 75+ units and active residential development projects. We're searching for a Real Estate Property Manager Specialist to function as a Virtual Assistant. Your role will involve property management, acquisition support, and project management as we expand our holdings. We prioritize long-term collaborations and are keen on bolstering our team.Responsibilities:Be an integral member of a national property management team, focusing on:o 25% tenant communicationso 25% administrative oversighto 25% new acquisition supporto 25% residential property project managementProperty Management TasksBe part of a team Overseeing 75+ units, +15 properties, and over 90 tenants.Coordinate on-site showings with local assistants and potential tenants, ensuring streamlined communication, appropriate tenant screening, and timely scheduling.Oversee application reviews and lease, lease renewal signings.Manage the rental turn process during tenant transitions: scheduling, checklist adherence, supply orders, invoice payments, and more.Address service/repair requests, manage tenant queries, and oversee contract services.Availability cover rotating weekends and rotating overnight hours to ensure we are providing 24/7 emergency response, as weekend tenant screening during active listings.Adapt to a continuously changing work environment with numerous stakeholders and tight schedules.Lead in creating and implementing special projects to drive company growth and process improvement.Support city and housing authority inspections remotely, coordinating contractor checklists and scheduling inspections.Directly assist the Team Lead for Property Management with showings, rental turnovers, and repairs.Handle accounts receivable, lease renewals, rent rolls, and quarterly maintenance.Routine property monitoring and adhoc inspections Monitoring of vacancy and lease expirations renewals to ensure units are fully occupied Research market trends finding property details of the same scale of the company’s inventoryBack-office administrative tasks that include cold calling and handling incoming calls, updating database and managing entries to CRM software, email management, making forms and surveys to collect customer responses and feedbackProject Management Support of New Acquisitions and RehabsOffer project management assistance for an expanding real estate portfolio.Aid in due diligence for potential purchases, including legal reviews, contract examination, and financial assessments.Oversee budgets, contractor hiring, and schedules for a growing residential property portfolio.Ensure timely and accurate vendor payments and project budget adherence.Design and monitor renovation schedules and plans. Develop renovation plans and manage the schedule for renovations to ensure projects remain on schedule  Qualifications:5 years of prior property management experience requiredExceptional interpersonal and oral communication skills and confident personality. (English testing will be required prior to hiring via Duolingo)Prior remote work, virtual and/or telework experience requiredAbility to manage and prioritize multiple projects, customers and staff members at the same time, with competing deadline and expectations Strong written communication skillsMust be extremely detailed oriented and attention to detail is required Detail-oriented with high precision.Ability to thrive in a remote work environment, being conscious of differing time zones between team members for scheduling and communication purposesMust be available Monday-Friday 8:00AM – 4:00PM US Eastern Standard Time (EST) or Monday-Friday 1:00PM – 9:00PM US Eastern Standard Time (EST).
