Job Description: Deputy Manager - MarketingLocation: SiliguriOrganization: Ambuja NeotiaRole Overview:We are looking for an experienced and dynamic Deputy Manager - Marketing to play a key role in driving the leasing and marketing activities for our retail spaces. The individual will be responsible for formulating and executing strategies that enhance the mall's occupancy, drive revenue, and ensure smooth pre-opening, opening, and post-opening operations.Key Responsibilities:-Leasing Strategy Development:Formulate the leasing plan for the Centre based on the overall business strategy.Finalize mall occupancy targets and align them with revenue-maximization goals, in coordination with the team.-Pre-Opening Responsibilities:Develop the zoning and business plan based on the mall layout.Identify and target potential retailers and brands for the mall.Approach key brand representatives, introduce the mall, and provide detailed brand information sheets.-Brand & Retailer Management:Screen and evaluate brand applications, submitting them for management approval.Negotiate commercial terms with retailers to meet desired occupancy rates.Draft and finalize legal agreements ensuring all terms are clear, mutual, and legally sound.-Fit-Out Process Oversight:Ensure that the fit-out process for retailers begins within predefined timelines.Support retailers during the fit-out process to ensure timely store openings.-Post-Opening Management:Monitor and manage post-opening responsibilities, including expansion plans, space requirements, and periodic revamping of tenant/brand/category mix.Coordinate with the team to periodically review and refresh the mall’s brand portfolio.-Retailer Relationship Management:Build and maintain strong relationships with retailers, acting as a liaison between them and the business development team.Address and resolve any retailer concerns promptly.-Lease Administration & Financial Management:Manage the lease administration process by ensuring timely collection of amounts like security deposits, stamp duty, registration fees, and license fees.Maintain regular updates on lease agreements and ensure payments are made according to specified intervals.-Reporting & Analytics:Regularly update and maintain the leasing tracker to track occupancy status and upcoming lease renewals.Prepare weekly mall occupancy/vacancy reports for senior management review.Required Qualifications and Skills:Bachelor's degree in Business, Marketing, Real Estate, or related field (MBA preferred).5+ years of experience in leasing, retail marketing, or property management.Strong understanding of retail leasing processes and negotiations.Excellent communication and negotiation skills.Ability to manage multiple tasks and work in a fast-paced environment.Strong relationship-building skills with both retailers and internal teams.Proficiency in MS Office (Excel, Word, PowerPoint).Desired Attributes:Detail-oriented with strong organizational skills.Self-starter with the ability to work independently.Passionate about retail and consumer-driven marketing.Proactive problem-solving abilities.If you are a dynamic individual with a passion for retail, leasing, and marketing, and want to be a part of an innovative organization, we would love to hear from you!Apply Now!
