Position: Preconstruction Manager {Estimation}Type: Full-Time | PermanentShift: US Shift {Pacific Standard Time}Location: Remote (Permanent Work from Home)Preferred Joining: Early Joiners PreferredCompany: SummaryThe Preconstruction Manager is responsible for developing and maintaining budgets for medium to large-scale construction projects. This role involves supporting project management teams with subcontractor pricing, procurement processes, and assisting in the development of project schedules. The Preconstruction Manager ensures accuracy and efficiency in all preconstruction deliverables and supports constructability reviews to enhance project execution.Key ResponsibilitiesBudgeting & EstimatingCreate and maintain project estimates, including:Order of MagnitudeConceptual EstimatesOutline SpecificationsGeneral Conditions & RequirementsDirect Work EstimatesDevelop and manage value engineering options to optimize project costs.Prepare and review the Basis of Estimate (BOE) with project stakeholders.Facilitate project estimate reviews with the owner and internal teams.Convert finalized estimates into ERP formats (e.g., CMiC upload files). Subcontractor Pricing & ProcurementSolicit subcontractor pricing for various scopes of work.Obtain budget estimates, unit pricing, and value engineering suggestions.Oversee the subcontractor procurement process, including:Setting up subcontractor procurement plans using templates.Managing bid-for-award processes and bid evaluation templates.Utilizing bid management software (e.g., BuildingConnected).Provide feedback and recommendations on subcontractor selection to Project Management teams. Project Support & CoordinationParticipate in key project meetings.Support project scheduling and construction planning.Utilize tools such as the Project Evaluation Tool, Risk Assessment Tool, and Fee Accountability Tool to support project setup and execution.Support small-scale projects as needed to meet deadlines.Knowledge, Skills, and AbilitiesIn-depth knowledge of design-build delivery methods.Expertise in estimating, scheduling, and construction planning.Strong analytical and problem-solving skills.Ability to work collaboratively with diverse teams and stakeholders.Software ProficiencyBluebeam: Quantity takeoffs and markups.OST (On-Screen Takeoff): Digital estimating and measurements.Microsoft Excel: Advanced data analysis and estimation templates.BuildingConnected {if familiar}: Bid management and subcontractor coordination.Required ExperienceMinimum of 5 years of relevant experience in similar role
