Roles and Responsibilities: 1. Contractor development and selection. 2. Drafting of the Work Order with the Technical Terms and Conditions. 3. Reviewing & finalization of Quantity, BOQ and tender document. 4. Floating Quotations as per the Purchase/Service Requisitions received from the projects and tracking them. Floating of Enquiries / Calling for quotations / tenders from contractors / vendors. 5. Follow up with the Contractors for timely execution and penalizing in case of delay. 6. Contract Management as per the clauses mentioned in the Contract documents 7. Manage all aspects of contracts, from drafting to execution, and will collaborate with cross-functional teams and external parties to identify, evaluate, and mitigate risks in contracts and agreements. 8. Technical & rates discussion with the Contractor / vendors and Shortlisting. 9. Analysis of rates, Quantity Surveying, Market research/Comparison of rates with existing ones. 10. Negotiation with the short-listed vendors primarily in terms of Price, Time schedule and payment terms. 11. Preparation and Issue of BOQ/ LOI/ WO/ Agreements as per requirements. 12. Handling issues related to (Approval, Notification, list of materials to the respective contractors. 13. Site Inspection and Joint Measurement for Additional work. 14. Co-ordination and Verification of Contractor bills. 15. Finalization of Civil & Finishing Contract Package. 16. Finalization of contract on trade wise like painting, tiling etc. 17. Going through entire bidding process 18. Floating of Tenders and Comparison of the quotes received. 19. Negotiate & finally closing it in the provisional budgeted cost. 20. Award of work orders with proper Terms & Conditions. 21. Coordination with the different consultants /Architects/Site team for the progress of the work. Qualifications: • Minimum 7 to 8 years of experience in contract management, preferably in the real estate industry • Must have sound knowledge of construction & procurement contracting practices • Hands on knowledge of latest trends and practices • Should have a knowledge of ERP operations • Ability to work independently, manage multiple priorities and meet tight deadlines • A team player with a collaborative and solution-oriented mindset
