Job Title: Senior Associate – Litigation (Real Estate) Location: Bangalore Experience: 4–6 years Languages: English (Fluent), Kannada About the Role We are seeking an experienced and strategic Senior Litigation Lawyer specializing in Real Estate to join our legal team. This role is ideal for someone with a solid track record in handling complex real estate litigation, regulatory compliance (including RERA), and contract disputes. The successful candidate will lead and manage real estate litigation portfolios, advise clients on risk mitigation, represent them in forums such as RERA tribunals, consumer courts, and civil courts, and oversee due diligence and legal structuring in high-stakes transactions. Key Responsibilities Litigation & Dispute Management •Handle end-to-end litigation for real estate matters including title disputes, breaches of contract, consumer complaints, and property-related civil matters. •Represent clients before RERA authorities, consumer forums, civil courts, and relevant tribunals. •Develop litigation strategy, draft pleadings, file appeals, and manage case proceedings independently. •Lead negotiations and settlements when applicable. Regulatory & RERA Compliance •Guide clients through RERA registration and ensure ongoing compliance. •Represent developers or buyers in RERA disputes, from notice response to final adjudication. •Draft RERA applications, appeals, and legal opinions. Advisory & Contractual Matters •Review and negotiate contracts including sale deeds, lease deeds, joint development agreements, and MoUs. •Advise clients on risk management, compliance, and enforceability of legal terms. •Address issues under the Transfer of Property Act, Contract Act, and Consumer Protection Act. Title Due Diligence & Legal Audits •Oversee comprehensive due diligence including title verification, land record checks, and encumbrance analysis. •Provide legal risk assessments and advise clients on red flags during acquisition or development. Team & Client Management •Mentor junior associates and oversee their drafting and research work. •Serve as a point of contact for clients, offering timely legal advice and updates. •Coordinate with external counsels and internal stakeholders. Required Qualifications & Skills •Education: Bachelor of Laws (LLB) from a recognized institution (2013–2018 batch). •Proven experience (4–6 years) in real estate litigation and advisory. •Deep understanding of RERA, Transfer of Property Act, Contract Act, Consumer Protection Act, and state-specific land laws. •Strong command over litigation procedures, drafting, and advocacy. •Fluent in English and Kannada (mandatory for Bangalore role). •Excellent communication, team leadership, and client management skills. Preferred Qualifications •Previous experience with a law firm or legal department specializing in real estate. •Hands-on litigation experience before RERA, consumer forums, and civil courts. •Familiarity with land revenue and local municipal laws. •Exposure to arbitration or other ADR mechanisms in real estate disputes.
