As Building Operator, you will carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations. Reporting to the Property Manager, you will ensure that set properties are maintained safely and to the highest level of operational efficiency. Responsibilities Receive incoming work orders and follow through to resolution. Respond with urgency to assigned tenant escalations. Urgently respond to incidents, ensuring life, property, and reputation are protected. Support restoration efforts and insurance claims. Complete assigned preventative maintenance activities. Obtain multiple quotes (minimum of three) for operational repairs as needed. Attend site to assist vendor access as required. Complete meter reading tasks on a monthly basis as required. Advise on any discovered equipment issues promptly and follow through to resolution. Ensure all procurement activities follow organizational policy. Complete compliance inspections as assigned. Resolve compliance deficiencies as assigned. Utilize existing Operational Technology and assist with the deployment of new initiatives. Update asset inventory data regularly as requested. Assist with the preparation of building certifications applications. Ensure ongoing requirements are met for current certifications. Qualifications Three (3) years plus of experience in Building Operations. Building Operations certifications is an asset (BOMI BES Class II). Strong interpersonal skills with the ability to communicate clearly (written and verbally). A service-oriented attitude; cares about providing exceptional customer service, with the ability to problem solve and offer solutions over a wide variety of disciplines. Excellent attention to detail and exceptional time management skills to coordinate multiple priorities and deadlines. Working knowledge of Building Systems (Fire Alarm, Electrical, HVAC, Plumbing, Elevators, Security, Access Control, Building Automation). Knowledge of Environmental, Health and Safety regulations and procedures, including national and industry codes such as WHMIS. Strong computer skills, knowledge of Microsoft Office and Android operation. Additional Requirements You must be available to work on-call/standby after regular business hours and respond to emergency calls to provide sufficient building coverage. The role will require regular travel to a portfolio of buildings thus, a valid driver''s license and clean abstract will be essential. A personal vehicle will be utilized and mileage reimbursed. You must be able to work outside in all weather conditions, climb ladders, lift loads up to 50 lbs. and operate common hand tools. What We Offer We invest in people.
