Job Description

General Our client is Canadas largest privately-owned industrial real estate developer and landlord and owns, leases, and manages over 43 million square feet of industrial, office, and retail property. Design Build projects and responsibility for ongoing Property Management and Maintenance, range from standalone high and low rise Commercial Office buildings, Retail Developments, and Industrial Distribution Warehouses to Industrial (Refrigerated) Cold Storage. Position Summary: - Mechanical HVAC Project Engineer/Consultant The Mechanical Project Engineer/Consultant is involved in all aspects of the HVAC-R Design Build process from project conception and estimating through to detailed design installation and commissioning. Examples of HVAC-R installations range from commercial packaged rooftop and heat pump systems to more complex central plant systems incorporating Central Air Handling units, boilers, chillers, ventilation, heat recovery and Industrial Ammonia refrigeration systems. The Mechanical Project Engineer is responsible together with the Construction Project Manager to ensure that that HVAC-R systems are installed within the time constraints and budget parameters established, while meeting contract and leasing obligations. In addition the Mechanical Project Engineer will serve as an internal HVAC consultant and technical resource to Construction, Leasing, Property Management and Legal and bring a sound knowledge of mechanical installation codes, regulations and best practices surrounding HVAC-R installation, service and maintenance. Education/Experience The successful candidate is a Mechanical Professional Engineer or Certified Mechanical (HVAC) Technologist with at least 10years experience working for a Mechanical Design Build Contractor in the Design-Build and service of Heating, Ventilation, Air Conditioning, Piping, and Refrigeration systems for a wide range Industrial, Commercial and Retail applications. Must have a strong background in all aspects of engineering design, project cost estimating, project management and service support. Some experience in HVAC-R contract sales, and knowledge of contract terms and conditions is an advantage. General Duties and Responsibilities: General duties and responsibilities will include the following: Ensuring a consistent HVAC-R quality standard throughout the portfolio irrespective of changes to the engineering consultant engaged, or the installation contractor employed. Assessing tenant HVAC-R requirements outlined in leasing documents and request for proposals and initiating HVAC-R design concepts and design alternatives. Preparing working cost estimates and installation options for mechanical HVAC-R including design, equipment, installation, and other related costs. Establishing project tonnage requirements, system performance, and design criteria and providing written HVAC proposal summaries for inclusion into Leasing documents and Building specifications. Providing preliminary design and estimating input to Architectural, Structural and Electrical for sizing of equipment rooms, ceiling heights, equipment locations, weights, piping and ductwork chases and electrical service requirements. Pre-qualification and procurement of HVAC consultant and Contractors including pre- tendering of major long lead time equipment. Overseeing the work of engineering consultants, design drawings and specifications to ensure that contract, financial and consistent quality standards are maintained. Assisting as needed with project execution, site co-ordination and document management Field assessments and equipment condition surveys for HVAC replacements Preparing detailed Request for Design Build Tenders for specialized refrigeration and other projects incorporating General Conditions and leasing requirements. Providing RFQ;s for competitive tendering of HVAC equipment replacements including building control system upgrades. Conducting site meetings and pre-tender contractor walkthroughs Tender analysis, approvals RFIs, submittals, and change requests Post installation system& controls troubleshooting Technical report writing and problem solving Meeting with tenants and contractors to develop cost effective solutions to HVAC issues and complaints. . Specific Skills, Training, and other Experience : Individual must have specific training, expertise and experience in the following: HVAC-R design including cooling and refrigeration load calculations, energy analysis psychometrics, acoustics and equipment selection. Application Engineering and pros and cons of different HVAC-R system approaches, equipment and manufacturers. Reading and understanding engineering drawings and specifications. Negotiating with outside sub-contractors, and equipment suppliers Project Cost Estimating and budget allocations Control systems and sequences of operation. Working knowledge of applicable mechanical regulations and Building codes including ASHRAE standards for thermal comfort and ventilation. LEED Building certification requirements. Knowledge of local HVAC-R equipment suppliers and contacts. Computer Skills - Microsoft Word, Excel, Power Point, M/S Project. HVAC-R project management, and commissioning Personal Requirements : Personal requirements will include the following : Conceptual Design : Must have an ability for conceptual design of the mayor project requirements and apply proven budget costing methods. Problem Solving: Ability to develop alternative and cost effective solutions to problem solving. Teamwork : good working relationships with other project stakeholders including with outside suppliers and contractors. Consistency : consistently applies standards and fair working practices Communication: listening, comprehension, verbal and written communication Continuous Development: Reading technical journals and keeping up to date with changes in HVAC equipment technology, materials, building codes, ASHRAE standards and installation methods.
