Who We Are Wiser Projects and Development Society is a growing community planning and development firm based on the traditional territories of the Lekwungen peoples, in Victoria, B.C, with nation-wide impact and a focus on Vancouver Island. Most of our clients are non-profit, public, Indigenous governments, and community-oriented private-sector entities who are completing planning and development projects. Many of our projects are housing related, whether it be building seniors, missing middle, family-oriented, or Indigenous and culturally supportive housing projects. We frequently work on unique public projects that excite our team and invigorate neighbourhoods and cities; these include art galleries, faith-based redevelopments, master planned sites and impactful policy work at local and provincial levels. Seeking to work with partners and projects that truly build community through planning, policies, socio-economic opportunities, and housing Someone who understands the sensitivities and opportunities of non-profit, public, and private sector needs Someone who is seeking challenge, growth, and opportunity Primary Objectives The primary objective of the Development Manager is to successfully lead and deliver projects from concept to completion, often acting as an Owners Representative. Direct responsibility for the projects success and client satisfaction is part of this role, requiring a level of experience and seniority within an external facing role. This role will be supported by a project coordinator or planner and will report to a Director who will provide strategic oversight. Secondary objectives are to support the growth and capacity of our internal development management expertise and knowledge, including the construction phase. Experience and Knowledge 3-5 years experience in development management, ideally in a multi-family housing context, and includes management or leadership roles Experience working with public and non-profit clients and funders is highly valued and desired Education in professional planning, architecture, finance, or project management is preferred; professional designation is not required Engaged or interested in ongoing professional development, to stay up to date with industry standards, codes and compliance regulations Demonstrated Skills Ability to manage multiple high complexity projects with a combined budget of over $50M Highly organized with effective leadership, communication, and problem-solving skills Excellent conflict resolution with the ability to develop and maintain a positive working relationship with staff, clients, consultants, trades, and regulatory authorities Capable of working in a dynamic, fast-paced environment Excellent computer proficiency, specifically within Microsoft 365 suite including Teams Attributes & Competencies Excellent time management skills and ability to take initiative; understanding where to lead and where to support Skilled problem-solver with an ability to observe, request, and otherwise analyze information from multiple sources to find creative solutions to unique challenges, while adhering to budget and schedule constraints Considerate and effective communicator with both internal and external stakeholders including peers, non-profit clients, the public, and regulators Develop and maintain long-term supportive and cooperative working relationships Ability to determine time, costs, resources, or materials needed to perform work activity, safely, and within the desired intent Financial acumen and abilities both for external and internal project management needs Growth mind-set: interest in management and leadership opportunities within the organization and supporting our clients and partners in their future needs What We Offer We are looking for a member to join our team for the long term and help grow our development management depth. Our competitive compensation reflects the value of this position, the realities of the cost of living, and experience and relationships a candidate brings to the role. 35-hour work weeks beginning as soon as possible Business hours are 8-5 with flexibility within individual schedules and needs The role involves approximately four (4) days of work per week at our office at 1-415 Dunedin Street, in Victoria if you are locally based, with flexibility for remote work. We are also open to considering candidates based outside of Victoria, with the understanding that the work will be performed remotely Annual cost of living increase Annual wage/role review Annual bonus opportunity based on profit sharing and business development Monthly flex days (after one year of employment) All hardware and software are included Some travel may be required across Vancouver Island, with time and expenses accounted for Opportunity for growth in the organization through technical, business development, and leadership roles and responsibilities Starting with 3 weeks of paid vacation per year, plus an annual office closure between Christmas and New Years, totalling a minimum of 4 weeks of vacation time $500 towards health and wellness, reimbursable with receipts $1000 towards professional fees/development, reimbursable with receipts Salary range of $90-$115,000 depending on experience
