Project Manager - Land DevelopmentOur client, a consulting engineering and planning firm, is seeking a Project Manager Land Development to join their Brampton office. This is a permanent, full-time role, offering a salary between $150-250k, plus an annual discretionary bonus, RRSP matching, and a competitive vacation and benefits package.In collaboration with the Owner/Development Partners and the retained project Consultant team, the Project Manager - Land Development maintains a project management role for the oversight of major projects and assignmentsThe Project Manager - Land Development is responsible for the successful planning, design, and execution of land development projects, ensuring projects are completed on time, within budget, and in compliance with all applicable regulations. This role involves managing a team of professionals and projects from the initial concept phase through to construction and handover, overseeing budgets, schedules, and resources, and maintaining strong relationships with internal and external stakeholders, and making critical decisions that impact the success of the project.Department Function:Reporting to the Owner and having a lead role in overseeing and managing the planning, design, and execution of land development projects;Project planning, budgeting, calling and award of consultant and sub-consultant proposals, tracking progress of projects, and managing project expenditures;Responsibilities:Prepare project work plan, scope, schedule, and budget, and communicate these to project team members; monitor/manage project production for compliance with schedule, budget, and quality objectives;Oversee and manage the planning, design, and execution of land development projects;Manage project timelines, budgets, and resources, ensuring that projects are completed on time within budget and in compliance with all applicable regulation standards and adhere to environmental and safety regulations;Oversee the preparation and submission of all necessary documentation for obtaining permits and approvals from relevant approving authorities;Attend Landowner Group Meeting (in person or virtual) regarding due diligence investigation, servicing options, development plans, approval and cost sharing with respect to servicing and development;Prepare and/or review of cost sharing agreements between various landowners and groups, including understanding of cost sharing rationales, cost sharing schedules, figures, cost breakdowns and summaries;Coordinate, review and approval of projects from concepts through to detailed design and construction;Liaises with municipalities, other approval agencies, sub-consultants and internal groups ni the pursuit of approvals and general coordination;Monitor project schedules and design costs throughout the duration of the projectfrom start to completion;Communicate pertinent project information to consultant team assigned to projects; maintains good project design records and files;Coordinate and participates in contract negotiations with Consultants, Contractors and drafts complex professional service agreements and addenda for reviewMinimum Qualifications & Requirements:A University degree in Urban &Regional Planning and/or other Planning related degree;Full or Candidate Member with the Ontario Professional Planners Institute (OPPI) and the Canadian Institute of Planners (CIP);Working knowledge of the Ontario Planning Act, Provincial Policy Statement, Places to Grow Plan, Growth Plan, Greenbelt Plan, Upper and Lower Tier Official Plans and Zoning By-Laws;A minimum 10 years of relevant experience in Land Use Planning and Development, preferably in the private sector or at the Municipal level;Strategic thinker with strong leadership skills, capable of managing multiple projects simultaneously and coordinating effectively with various stakeholders, including engineers, architects, contractors, government agencies, and community representatives;Extensive experience in land development, including site analysis, due diligence and feasibility studies, zoning and permitting processes, infrastructure planning, and construction management;Knowledge and experience in municipal engineering and subdivision design is an asset and preferred;Advanced skills in management, negotiation, communication, and problem-solving are required;Experience and knowledge in negotiating contracts with consultants, contractors, and suppliers, ensuring favorable terms and conditions;Strong inter-personal and team management skills are essential;Strong verbal and technical writing skills and ability to present reports and presentations;Good computer skills, including Microsoft Word and Excel applications and experience with scheduling software (Gantt Scheduling Chart or equivalent);Must have a valid Ontario Drivers Licence;Other:Mandatory participation in management meetings;Must have a positive attitude and be a team player;Must have a collaborative and proactive approach to work;Must have strong attention to detail with analytical, time management, research and organizational skills;Must be a self-motivated and talented individual to manage staff and coordinate with project consultancy team and government agencies;Must be detail-oriented, proactive, and capable of working independently as well as collaboratively within a team environment;Must have exceptional organizational and problem-solving abilities, with a proven track record of successfully managing complex land development projects;Candidates can apply by sending their resumes to Sheila Corneil at with the wording Project Manager Land Development in the subject line.
