This role requires a task-master skill set, with a strong background in tactical execution and stakeholder collaboration. This role reports to the Vice President of Marketing and will directly support and work with operational leadership and staff within the Income Producing Properties division, including with the Executive Vice President, Vice President(s), Finance Business Partner and other operational staff.RESPONSIBILITIESEnvironmental Scans and AnalysisConduct market scans and analysis to identify customer segments, market trends, and competitive landscapes, specific to regions and product types.Develop quarterly marketing performance reports, as well as post-campaign reports, for each line of business within the division, providing actionable insights and recommendations for continuous improvement.Go-to-Market DeliveryDevelop and manage implementation of go-to-market tactical marketing plans for new residential and commercial product launches, including tactics, timeline, budget, and resourcing. All focusing on generating tenant demand.Drive market differentiation and impact by supporting residential and commercial product segmentation, positioning, and pricing.Build and manage delivery of digital and out-of-home campaigns, including channel mix, messaging, timing, performance measures, and reporting.Equip the sales team with the necessary tools, training, and content (presentations, case studies, FAQs) to effectively sell new products.Tenant Retention and ExperienceLeverage performance-based marketing tactics to drive lease renewals and occupancy.Roll out a variety of tenant engagement activities to enhance customer experience and retention.Brand Building and DeliveryLead and provide creative direction to internal and external resources, managing the overall creative production and deployment process.Develop and implement a social media strategy and content plan for the division, to build awareness, engagement, and brand appeal across each line of business.Support and / or lead a variety of community engagement, sponsorship, and event activities.Support the development of various advocacy and pitch materials specific to corporate positioning and business development.Digital MarketingManaging websites under the division, including researching, creating, and publishing website content.Development of AI such as Chat Box.Working with the Digital Marketing Specialist/Partner, engaging in search engine optimization activities, including competitor analysis, search word assessment, keyword content integration, Google AdWords campaign management, A/B testing, and other activities.Overseeing and managing social media platforms, content, and performance.Collaborate with agencies to design and effectively execute channel strategy and media buying; dynamically minimizing cost and maximizing outcome.Leading the development, implementation, and performance reporting of email marketing campaigns.Monitoring and responding to customer online reviews.KEY ACCOUNTABILITIESStrong familiarity and knowledge of products / real estate assets, business models, and financial position.Advanced knowledge of customer, competitor, and market conditions.Lease-up goals achieved with clear identification of lift from marketing activities.Well established systems and processes in place to implement go-to-market tactical marketing plans at scale and in streamlined fashion;
