Job Title: Residential Project Manager (Wood Frame & Townhomes)Location: Vancouver, BCCompany Overview:Our client is a leading residential developer and construction firm specializing in high-quality multi-family and townhome projects. With a strong track record of delivering exceptional wood-frame developments, we take pride in our commitment to innovation, sustainability, and excellence in construction.Position Overview:They are seeking an experienced Project Manager to oversee the planning, execution, and completion of 6-story wood-frame and townhome developments in North Vancouver and Coquitlam. The ideal candidate will have a proven background in residential construction, strong leadership skills, and the ability to manage project timelines, budgets, and stakeholders effectively.Key Responsibilities:Lead the planning, coordination, and execution of residential wood-frame and townhome projects from pre-construction to completion.Develop and maintain project budgets, schedules, and scopes of work while ensuring compliance with building codes and municipal regulations.Coordinate with architects, engineers, consultants, and subcontractors to ensure seamless project delivery.Oversee site progress, conducting regular site visits and meetings to ensure safety, quality, and adherence to project timelines.Manage RFI processes, change orders, and contract negotiations with vendors and subcontractors.Work closely with municipal authorities for permitting, inspections, and approvals.Monitor construction costs and provide value engineering solutions to maintain project efficiency.Lead weekly project meetings with internal teams and stakeholders to ensure alignment on project goals.Ensure WorkSafeBC compliance and enforce safety best practices on-site.Address project challenges proactively and provide solutions to mitigate risks and delays.Qualifications & Experience:5+ years of experience in project management within wood-frame multi-family or townhome developments.Strong knowledge of BC Building Code, municipal permitting processes, and North Vancouver construction regulations.Experience managing $25M+ residential construction projects.Ability to read and interpret architectural and structural drawings.Strong understanding of construction contracts (CCDC, fixed price, and cost-plus contracts).Proficiency in Procore, MS Project, or similar project management software.Excellent leadership, communication, and problem-solving skills.PMP certification or a construction management degree is an asset.Why Join Us?Competitive salary and benefits packageOpportunity to work on high-profile residential projects in North Vancouver and Coquitlam.A collaborative and dynamic team environmentCareer growth opportunities within a growing companyIf you're a driven Project Manager with a passion for delivering high-quality residential projects, we encourage you to apply!
