In this role you will; Responds to rental inquiries from prospective residents by telephone, email, text, and walk-ins; Enters all leads in CRM system, ensuring that traffic data and reporting are complete and accurate; Regularly conducts comparison shops with local competitors; Meets or exceeds monthly rental goal; Conducts in-depth interviews with prospective residents to determine their requirements and promote available Minto product that meets their needs; Tours rental prospects through the property, potential suites, and amenity areas; Conveys a sense of urgency and invites prospective residents to complete an online application to lease; probes barriers and overcomes objections; Assists prospective residents with completion of online applications and follows up with prospective residents who leave undecided; Verifies suitability of applicant by performing credit and income checks; Collects payment for rent deposit (varies by province); Contributes to optimizing occupancy; Collaborates with property operations teams to ensure properties and vacant suites are show ready at all times; Responsible for managing walk-in prospects, answering general client inquiries, and assessing client needs; Responsible for greeting all clients that arrive at the rental office; Maintains an accurate and fulsome knowledge of all Minto products and communities; Collaborates with the marketing and revenue management teams in order to optimize the use of media, trends, advertising channels, demographics, etc.; Contacts existing residents to encourage renewals; Provides timely and proactive feedback to management regarding effectiveness of leasing incentives and rental rates; Performs all facets of the job in accordance with the applicable legislation, including but not limited to: Health and Safety standards, WHMIS, AODA, PIPEDA and provincial Human Rights legislation; Willingness to perform other duties within the scope, spirit, and purpose of the job, as requested. We would like you to have: Education: High School Diploma is required. Post-secondary education in a sales or marketing discipline would be considered an asset. Experience: A minimum of two (2) years of sales experience Rental Property Management license with BCFSA Availability to work evenings and weekends Proficiency in Salesforce and Yardi is considered an Asset Valid Drivers license and vehicle is preferred High energy with a desire to work in a fast-paced environment Our future is better together.
