Job Description

Position Summary TRITAN Group is working with a world-class Developer to find a dynamic and experienced Planning Manager to lead their development team in Etobicoke. The Planning Manager will report to the President & CEO and the VP of Land Development. They will manage all aspects of development at the various approval stages, from acquiring new projects and initial feasibility to site assessments and design to final occupancy and registration. The ideal candidates will have a strong background in urban planning, land development, and project management and a proven track record of completing development projects. Additionally, The Planning Manager will mentor and supervise junior planning and development staff and should possess strong leadership skills. Roles and responsibilitiesManage all planning approvals throughout the full lifespan of development project(s); Lead and manage the preparation, submission and processing of complex land use planning projects and applications, including Official Plan Amendments, Zoning by-law Amendments, Site Plan Applications, Plans of Subdivision, Committee of Adjustment Applications, Draft Plan of Condominium Applications, and Final Registration per applicable provincial legislation and municipal regulations and policies for projects across various municipalities in the GTA; Coordinate a multi-disciplinary team of consultants to meet submission and project timelines; Liaise with municipal staff and other government agencies to ensure the effective processing of development applications; Review and coordinate responses and resubmissions to municipal and agency comments related to technical reports and drawings; Research and prepare a range of planning summaries as needed, including planning reports for lenders and/or investment partners; Prepare planning cover letters and correspondence, as required; Foster positive working relationships with municipal staff, consultants, project stakeholders and lenders; Prepare and maintain project schedules and meeting minutes and assist in updating project budgets with the financial team; Stay current on new industry technologies, trends and municipal standards; Take the lead in the preparation of materials for and attend and present at public consultation meetings and Committee and Council meetings, as required; Prepare and pursue construction permit applications and obtain permit-related clearances from agencies/organizations and authorities having jurisdiction; Oversee the preparation of requests for proposals (RFPs from consultants), and prepare levelling summaries for final approval and onboarding of consultants; Work closely with the accounting team to ensure purchase orders are issued and up to date for awarded contracts;Review and approve invoices against approved contracts, budgets and purchase orders; Ensure that the filing system is maintained and kept up to date using company protocols; Effectively assign work and tasks to junior planning and development staff and provide guidance and supervision as needed; Support various internal departments, as required, and Conduct site visits as needed. QualificationsMinimum 5-8 years of progressive planning experience in an intermediate or senior role, working primarily in residential development; Post-secondary education in Urban Planning or a related field; Membership in the Ontario Professional Planners Institute (OPPI) as a Registered Professional Planner (RPP) is preferred; Solid knowledge of budgeting and project scheduling; Able to understand architectural plans, landscape plans, utility plans and surveys; A strong understanding of provincial and municipal planning policies, regulations and approvals throughout the GTA; A good knowledge of appeal bodies such as the OLT; Experience with mid and high-rise residential, multi-use, urban in-fill and commercial development is an asset; Proficient in MS Outlook, Word, Excel, PowerPoint, Teams, and Zoom; exposure to 3-D massing/modelling software (i.e. AutoCAD, Sketch Up, InDesign, Ratio City, etc.) is an asset; Self-motivated, hardworking, detail-oriented and able to work in a fast-paced environment; Strong interpersonal and communication skills (written and verbal); Exceptional organizational and problem-solving skills; Able to lead, manage, and mentor junior development staff effectively; A team player with a positive attitude and a willingness to learn.
