Director, Real Estate DevelopmentBased in Vancouver, reporting to and working closely with the Vice President, Development, the Director will lead a substantial portfolio of residential and mixed-use projects and provide the necessary leadership, oversight and strategy to help drive all entitlements, design development expediently while maintaining project viability through to building permit issuance and occupancy permit. The Director will, at all times, play a crucial role in ensuring that community improvement, value maximization and project quality are achieved. The Director will:Lead (i) the due diligence, feasibility analysis and determination of development potential and (ii) investigation of existing permissions on subject sites by collecting pertinent policy for surrounding applications and developments;Lead the analysis of development potential based on amending permissions on subject sites by collecting pertinent policy (official plan, zoning by-law, provincial policy docs, fee schedules, municipal by-laws, etc.), surrounding applications and locational and demographic information;Lead the conceptual design and planning working in collaboration with Investments, Construction and Asset Management teams;Lead the creation, coordination and implementation of entitlement strategies which may include municipal and agency approvals, official plan amendments, zoning by-law amendments, variances to bylaws and consents;In conjunction with development managers, provide leadership in the preparation and tracking of Request for Qualifications and Proposals and provide comparative analysis on submitted proposals as needed;Lead the organization and coordination of external community meetings;Coordinate and track various development agreements with municipalities and external agencies;Review technical drawings and reports, along with the Construction team, prior to submission to the municipality and agency for completeness and to ensure specified criteria are being addressed;Summarize reports and policies at the request of the VP and SVP of Development;Regular preparation and occasional presentation of monthly, quarterly partner reports and cashflow reports;Attend meetings and produce agenda and minutes including action items for timely circulation to the project team;Lead the preparation, and maintenance of project schedules and provide regular updates to projected timelines and associated internal tracking reports;Review and manage the release of Letters of Credit and other development-related securities;Prepare project budgets and cash flow projections.QualificationsThe Director, Development will possess a University Degree in Business, Engineering, or Urban Planning; 10 years of real estate development experience including working on residential and mixed-use development projects for a development company; excellent communication, interpersonal, and organizational skills; knowledge of Microsoft Project and PowerPoint with advanced proficiency in Excel.
