The Role Reporting to the CFO, the Director, Finance & Property oversees Eastern Region Operation Finance, responsible for National new sites development and Property Management, potential business initiatives, Accounts Payable and Administration Department. Responsibilities: 1. Project Management and Financial Analysis - Eastern Region Project Management and Financial Analysis - Eastern Region Lead the evaluation of potential business initiative, renovation project and prepare presentation package for senior management approval. Monitor and report periodically on capital budget and performance. Responsible for financial budget and performance of Eastern Region. Perform month-end financial review, identify gaps, investigate plausible causes, conduct variance analyses, and provide narrative, analysis, and explanations to explain fluctuations. 2. Property - National As the champion on new store development. For all potential new store site to study, proposal, and preparation for capital approval meeting. Work closely with T&T Senior Leadership Team, Operator & LCL Real Estate team on potential site evaluation and approval. Lead and develop the Property Management team to manage all corporate and regional store / central facilities / commercial retail units lease execution, renewal, and replacement. Maintain effective communication between T&T operator, landlord, sub-tenant and LCL Real Estate team. Develop and maintain a strategic co-tenant profile to ensure compliment to core retail business. Keep abreast changes in the new site development and evaluation process; provide prompt response to changes in market conditions, companys requirements, and government policies. 3. Accounts Payable Eastern Region Supervise Accounting team of Eastern Region to ensure efficiency / effective period end closing. Uphold internal control and company policies within Eastern Region and identify / mitigate potential business risk. 4. Administration Eastern Region Oversees Administration Eastern Region to ensure effective support to Operations, Warehouse, Central Facilities, new store opening and East Region Office. Develop, improve, and roll out cost reduction program, waste management policy to stores / central facilities. Knowledge, Skills, and Ability Requirements: A university degree plus qualified member of an accountancy body or holder of an equivalent qualification. 5 8 years of experience in retail business with good understanding of operation model, difficulties, and opportunities. Over 5 years of experience in real estate development including exposure on municipal approvals, financing, construction, and occupancy. Exceptional communication skills at all levels. Must be fluent in English and is able to understand Mandarin or Cantonese.
