About the Role:We are seeking an experienced and motivated Maintenance Manager to join our dynamic team at our new property, Sloane, located across from Yorkdale Mall. The Maintenance Manager at Fitzrovia is a senior role responsible for overseeing the comprehensive maintenance operations within our luxury apartment communities. This position demands advanced technical skills and leadership abilities to ensure that all building systems operate efficiently and in compliance with safety regulations. The Maintenance Supervisor is responsible for guiding and supporting the maintenance team, coordinating with vendors, managing budgets, and working closely with the Capital Projects team on major projects and preventive maintenance initiatives.At Fitzrovia, we pride ourselves on being an entrepreneurial and innovative organization, which makes this role well suited for a candidate looking to roll up their sleeves, wear multiple hats and contribute to all aspects of real estate investment and development.Key Responsibilities:Establish and maintain strong relationships with residents, staff, contractors, vendors, and customers, fostering a collaborative and positive environmentProvide technical guidance and recommendations to the maintenance team, assisting in the analysis and resolution of complex building system issues, and developing options for effective maintenance managementEnsure the safe and compliant operation of all building systems, including HVAC, mechanical, life safety, plumbing, electrical, carpentry, painting, snow removal, and pool maintenanceOversee and manage the completion of all resident service requests efficiently and to the highest standardRespond to emergencies on a 24-hour basis as part of the on-call rotation, executing emergency procedures to ensure resident safety and minimize property damageSupervise the preparation of market-ready suites, including painting, cleaning, general repairs, and housekeeping, to ensure a superior living environment for new residentsMaintain the cleanliness and safety of all community areas, including grounds, pools, and pet spaces, ensuring they are free from trash, debris, and hazardsCoordinate with vendors for various maintenance services, including scheduling, requesting services, negotiating contracts, and managing vendor performanceEnsure all vendor work aligns with budget constraints and project timelines Monitor and report maintenance issues that impact the budget, including life safety concerns, building operations, vacant repairs, and common area needs, to the Property ManagerPlan, execute, and document all prescribed preventive maintenance tasks, ensuring continuous property upkeep and preventing costly repairsCollaborate with the Capital Projects team on major renovation projects and large-scale maintenance initiatives, providing input on project planning, execution, and resource allocationEnsure strict adherence to company policies and procedures, maintaining high standards of building efficiency and compliance with legislation such as the Ontario Building Code, Ontario Fire Code, and other relevant regulations Lead and participate in training programs as required by Fitzrovia and local city and provincial jurisdictions, ensuring the team is well-equipped to handle all maintenance challengesProvide exceptional customer service, consistently maintaining a professional and courteous demeanor in all interactions with residents, coworkers, and the publicSafeguard and maintain all company tools and equipment, ensuring they are in optimal working condition and properly used by the maintenance teamQualifications and Experiences:High school diploma or equivalent required; additional certifications in maintenance-related fields preferred5+ years of experience in commercial or residential building operations, with advanced technical expertise in building systems and maintenanceBuilding Environmental Systems (BES) Operator Class 1 and 2 certification considered a strong asset2+ years of supervisory experience, with a strong track record of leading and guiding maintenance teamsExperience in vendor management, including scheduling services, budgeting, and contract negotiationProficiency in working with computerized maintenance management systems (CMMS) and other digital tools for managing maintenance tasksAdvanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing highly preferredStrong understanding of the Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act, and other relevant legislation, including Confined Space entry procedures and associated testing equipmentExcellent verbal and written communication skills, with the ability to effectively interact with residents, staff, and vendorsDemonstrated ability to multi-task, prioritize, and manage time effectively in a fast-paced environmentComputer literacy, including proficiency in MS Office and other relevant softwareFlexibility to work any shift, Sunday-Saturday, to support the companys operational needsComprehensive knowledge of all facets of building operations and maintenanceOn-Call Expectations:The Maintenance Supervisor is expected to be available for on-call duties as scheduled.
