We are seeking an experienced and highly organized Assistant Property Manager to join our team. The ideal candidate will have a minimum of 5 years of experience in commercial property management, preferably with a focus on industrial properties. This role involves managing a diverse portfolio that includes primarily industrial, office, and land properties, while also overseeing a team of Facility Managers. The Assistant Property Manager will be instrumental in ensuring smooth day-to-day operations, coordinating projects, and maintaining relationships with tenants, contractors, and vendors.Key ResponsibilitiesProperty Management Support: Assist the Senior Property Manager in the overall management of a diverse portfolio of properties, including industrial, office, and land.Team Leadership: Oversee and direct the Facility Manager team consisting of 4 employees, two of whom are based out of state. Ensure the team is well-coordinated and efficient in daily operations.Proposal Management: Prepare, send, and analyze proposals for various property services, including: Landscaping, Snow removal, Janitorial services, HVAC, Roof and parking lot projects.Financial Management: Review and analyze operating expense billings in coordination with property accountants to ensure accuracy and budget compliance. Ability to create Capital Spend yearly projections.Brokerage Team Support: Assist the brokerage team with property showings, preparing marketing materials, and managing the scheduling for property tours and meetings.Tenant Build-Out Coordination: Work closely with the construction team to coordinate tenant improvements and build-out projects, ensuring that work is completed on time and within budget.Required Skills & QualificationsExperience: A minimum of 5 years of experience in commercial property management, with a preference for industrial property management experience.Team Player: Ability to collaborate effectively with colleagues, contractors, and vendors in a professional and cooperative manner.Computer Skills: Proficiency in Microsoft Word, Excel, and Outlook for reporting, communication, and scheduling.Multitasking: Strong ability to juggle multiple tasks and projects simultaneously in a fast-paced environment.Organizational Skills: Excellent attention to detail and organizational skills to manage various aspects of property management.Travel: Some travel may be required as part of property oversight and meetings with remote teams and contractors.Additional Desired QualitiesStrong communication skills, both written and verbal.Knowledge of property management software and systems.Ability to assess and resolve property-related issues promptly and effectively.A proactive and solution-oriented approach to problem-solving.Education & CertificationsBachelors degree in business administration, Real Estate, or a related field preferred.CompensationCompensation will be commensurate with experience.
