Our client is one of the largest Commercial Real Estate and Property Management companies in California managing commercial real estate in Northern California focused on converting and increasing the value of well-located office and industrial properties needs a strong, financial minded Property Manager for a multi-tenant property with active facilities and space management.Job Description - The General Manager will oversee all aspects of the property management team, leading and implementing customized asset strategies to grow the financial performance of the portfolio. Managing on-site property management team, reporting on the portfolio financial performance, ensuring the fiscal and operational success of the properties. With excellent financial analysis skills, the primary responsibility of the General Manager will be the financial management and reporting for the portfolio of properties working closely with the Property Management team to drive improved performance and value creation. With a professional and collaborative manner, the General Manager will work with property managers to support the portfolio growth and retention goals. Strong accountability and analytics are key attributes of the successful General Manager. Additional responsibilities for the General Manager include the following:Responsibilities:Oversee day-to-day operational management of buildings and grounds consistent with company policies and procedures, approved budgets, business plans and management direction.Understand pro forma requirements and lender obligations as they relate to leasing activities.Assist leasing team to achieve budgeted leasing goals.Oversee the preparation of the annual budget and management plan, monthly financial reports, variance reports, and CAM reconciliations for the client. Responsible for reviewing and approving all reports prior to delivering to the clientAdhere to the approved budget with primary responsibility for cash flow forecasts, reforecasts, funding requests. Also responsible for reviewing real estate tax assessments and engaging tax consultants when necessary and as approved by clientConduct site inspections at a minimum on a monthly basis. Ensure a property inspection program is in place and implementedMonitor and enforce the terms of all lease agreements, the billing and payment of rents in compliance with the leasesOversee and approve the creation and maintenance of all site specific documentation and initiatives including, but not limited to, tenant handbooks, tenant anniversary programs, and other tenant retention programs, training meetings for tenants, site operations manuals and emergency procedures manualsPrimarily responsible for controlling the procurement, contracting, and expenditure processes per policies of the client and company. Collaborate with client accounting to ensure the client's and company's policies and procedures, including company's SOC Controls, are adhered toOversee all construction projects and delegate components of the projects, where possible, to ensure accurate and timely completionEnsure regulatory compliance and effective management of risk and liability for both client and companyEstablish and maintain positive relationships with tenants and clientHire, train, and supervise management staff. Responsible for performance management, salary reviews, goal settingParticipate in negotiation of service contracts to achieve highest levels of performance at competitive pricing in compliance with the client's and company's policies and procedures. Ensure team is overseeing vendors and accountability measures are in placeEnsure processes and procedures are in place for the following (not limited to): certificates of insurance tracking for tenants and vendors, tenant move insouts, work order systems and tracking of preventative and proactive work orders, above standard bill backsSupervise on-site staff and other property teams (if any) including but not limited to Property Managers, Assistant Property Managers, Accounting Staff, administrative support staff and engineers. Plan, organize and control employee-focused activities. RequirementsBachelor's degree required5-8 years of Commercial Real Estate industry experience - ideally with Class A properties.Proven financial analysis and reporting skillsCalifornia Real Estate License and RPA or CPM designationsHighly proficient in Microsoft Excel, Word, and Outlook, Yardi, MRI, Timberline, Building Engines, and other commercial real estate software programs.Professional and exceptional leadership and analytical skills.
