Job Description

We are looking for a proactive and ambitious Project Manager who is able to successfully run a project that is complete to exceed the expectations of the client. This candidate will plan and supervise all activities from inception to completion. They will work closely with other members of the team and ensure successful project completion for both the client and BOWA. The Project Manager will ensure that the project is completed safely, successfully, and efficiently.The Project Manager will work without close supervision and is proactive in their decision making. Their focus is to guarantee that all projects are delivered on time according to requirements and without exceeding budget.RESPONSIBILITIES:Read and understand the OwnerBOWA contract and the scope of services to be provided on the project.Knowledge and understanding of Construction.Establish and manage the submittal and RFI processing procedures with the Owner and AE.Establish flow chart procedures for CO's, RFI's, Submittals, etc. if required.Participate in constructability reviews. Organize, lead, and manage client implementations through requirements design and system build, testing, and client sign-off.Assist the Project Superintendent in setting up the project's survey and control lines and the plumbness of the work.Work with the IS Group to provide computer hardware and software for the project that will meet the Project Team's (BOWA, Owner and AE) needs.Identify and proactively prepare, plan, and manage any critical success factors, contingencies, and potential roadblocks.Manage the project using established project controls and procedures.Prepare monthly reports including cost, schedule, safety, cash flow, etc. for internal andor external use.Coordinate project controls with the Owner and design teamAbility to communicate and read trade contracts, owner, lump sum, and CM contracts.Understanding of the bid processes under various project delivery modelsProvide jobsite leadership in safety and quality.Furnish, when required, a Project Procedures Manual.Set up quality inspection to record number and types of quality inspections performed on the project.Prepare bid package bid comparison breakdowns.Prepare budget estimates and change estimates.Prepare charts, graphs, and field drawings as required for scheduling and construction purposes to document proposed sequence and actual performance of work.Review contract drawings and specifications for accuracy and completeness.Review shop drawings and samples for compliance with contract documents. Assemble and organize Contract Close-out Process.Establish procedure with the owner for addressing warranty issues.Review of all contract documents for completeness and constructability and for the review of all scopes of work to assure that all labor, material, and equipment necessary for the project have been purchased and are in accordance with the contract documents.Timely review and submission of all samples, brochures, and shop drawings and for coordinating and expediting the flow of information, plans and specifications to the ArchitectEngineer, field construction forces, subcontractors, and material suppliers.Expand contractual services and project profit.Take proactive steps to ensure customer satisfaction.Formulate a project purchasing plan and ensure the integrity of the buyout process.Produce trend reports, formulate & implement corrective measures.Provide oversight for the change management process and cost reporting function.Maintain working knowledge of CPM scheduling techniques and the computer programs used to generate schedules.Utilize project management tools and systems to effectively meet goals.Facilitate meetings with clients and internal team members, managing expectations and conservatively communicating delivery dates.Proactively track and drive prioritized open issues to completion, making sure that teams are meeting deadlines.Ensure post implementation support is facilitated where appropriate.Other duties and responsibilities as required.QUALIFICATIONS:Bachelor's Degree in Construction Management, Architecture, Engineering or related lieu of degree, a minimum of 10 years of work experience in Project Management7+ years of Construction Project Management experienceFamiliarity with Procore or other similar project management programsDemonstrated leadership skillsExcellent verbal and written communication skillsExperience working in a team environment and being able to respond to rapidly changing prioritiesAbility to meet aggressive deadlines and manage multiple tasksWorking knowledge of construction equipment and techniques, drawings, and specifications, building materials and required standards applicable to discipline.Ability to assume responsibility and interface well with Project Team.Exemplify exceptional customer service and leadership.Ability to process improvement, problem solve, and clearly communicate.Possess computer skills including Microsoft Office applications.Knowledge of Construction Management and familiarity with Procore or other similar project management programs.BENEFITS:Medical, Dental, Vision Insurance - 70% Employer contribution & Employee HSA contribution*Performance Based Bonuses - % of base salaryParental LeaveBasic Life and AD&D InsuranceShort Term & Long Term Disability Insurance401(k) with company matchPaid Vacation, Sick Time, & Holidays.Employee Assistance Program - (advocates to help manage and control stress levels and everyday life for you andor your family)Please note: This position is not eligible for work visa sponsorship.
