(based upon experience)Maintenance MechanicThe Maintenance Mechanic (MM) will be responsible for facilities management, assisting the Site Lead with the delivery of quality facility management services. This role will coordinate and manage client requirements and service delivery to ensure satisfaction.This position will manage preventive maintenance and troubleshooting work at a site level. This will include working with site personnel to complete the necessary work within JLL standards and guidelines.The position will also include performing & coordinating with vendors, repair & maintenance work on mechanical, electrical, plumbing, building automation systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property. Essential Functions:As a Maintenance Mechanic, you will operate and maintain all building equipment and systems. Responsibilities include, but are not limited to:Perform preventive maintenance and repairs on all mechanical, electrical, and plumbing systems owned by the client, including, but not limited to air handling units, air distribution equipment, controls, lighting, lighting control systems and general plumbing repairsRespond to trouble ticket/work order requests in a speedy fashion with positive attitudeCompose concise, clear email communication regarding current status of on-going projects and inform JLL team members when appropriatePerform general repairs, maintenance and replacement of mechanical components including, but not limited to: plumbing and electrical/lightingMaintain records, operation logs and files where appropriate, to include, preventative maintenance logs, tasks, pasts inventory, operating procedures, Methods of Procedures documentation (MOPs) inspection logs etc.Inspect all facilities on continuous basis, identify discrepancies, generate work requests, manage related vendors as appropriate, recommend future repair & maintenance projects and track life cycle of equipmentWork with engineering team toward the success of the propertySupports JLL and clients EHS culturePerforms detailed site inspections and manages the outcomesSupport JLL's Operational Compliance ProgramPerforms all PM's. RM's within the work order management systemPromote a safe working environmentDevelop and maintain positive relationships with clientCoordinate scheduling of work with vendors and client schedules, when requiredQualifications:Minimum Requirements include:High school diploma or equivalent from an accredited institutionTwo or more years' experience in commercial HVAC or related fieldStrong mechanical aptitudeStrong customer service orientation and the ability to professionally respond to tenant requestsWorking Environment:Must be a team player committed to working in a quality environment.
